Minutes of the Oak Terrace Annual General Meeting- November 5, 2014
Board members present- Greg Denny, Dan Griffin, Dina Lepczynski, Al Johsonbaugh, Jim Loring, William Yarbrough, Ramona Triebold, and Colleen Hodges.
Members at large present- Lawrence Shifley, Kevin Shifley, Jessica Rattanasena, Kathy Komin, Ann Sipowicz, Raymond Sipowicz, Harvey Gossell, Don Ferris, Nancy Gilchrist, Evelyn Juern, Denise Juern, Alfonso Contreras, and Krissy Snyder.
President Greg Denny called the meeting to order at 7:09pm.
Countryside Fire Protection District Fire Marshall, Mike McNally, spoke to the residents urging them to make sure dryer vents are cleared and to check smoke alarm batteries. He also stressed the importance of having your address on your home or mailbox. Fire Marshall McNally asked that residents use common sense when burning landscape waste where allowed. He brought Open Burning pamphlets outlining open burning rules for our area to share.
Bill Grinnell, Fremont Township Highway Supervisor, reported many improvements at area parks. He also shared that less salt will be used by the township on roads this winter due to the rising cost of the product. A mixture of beet juice, salt, and calcium chloride will be used instead. Bill shared news of projects in the area including sewer pipe replacement in West Shore Park.
Diamond Lake- Tracy Kleinschmidt updated us with a power point presentation sharing the vision of the newly formed Diamond Lake Preservation Alliance. She described what a stakeholder in the lake was and added there are many stakeholders including Oak Terrace residents. The organization has held three meetings thus far and they have been very successful. The organization will grow with the input of residents to meet the needs of the health of the lake. Regular meetings are held the third Monday of the month at Countryside Fire Station #1. Several lake experts are regular attendees at the meetings to help with stakeholder questions.
The minutes of the last general meeting were read by Ramona Triebold. A member asked about outstanding dues and Greg Denny reported we are taking legal action against owners of properties more than $500 in arrears, beginning with the greatest amount owed. At this point, we have 43
properties, in total, behind in dues and assessments.

Kathy Komin made a motion to accept the mintues, Ann Sipowicz seconded. The motion passed.

Dan Griffin, Treasurer, presented the proposed budget for 2015. Dan and Greg fielded questions from the residents concerning the collections process and the lawyer’s involvement. They explained that members have been allowed to go for long periods of time without paying. Adopting the CICA allowed us to pursue these funds legally. We are currently working on collecting the back dues and assessments through appropriate due process, but it will take some time. There was also discussion on separate line items including increased insurance rates, website costs, legal fees, boat ramp keys, pier rental, and capital improvements at the parks. Greg called for a motion to accept the budget as presented. A motion was made and seconded. The motion passed and the budget was accepted.
Dan reported that there is a total of $27,000 in all accounts at the present time.
Tracy reported the outcome of the election. Those members elected to the board were Al Johnsonbaugh, Dina Lepczynski, Kevin Shifley, Krissy Snyder, William Yarbrough, Ramona Triebold, and Jeff Keske, as a write in candidate. Dina resigned after the election results were announced and Greg Denny was added to the board as he was the next top votes received.
There being no further business to discuss, Kathy Komin made a motion to adjourn. The motion was seconded by Alfonso Contreras. The meeting adjourned at 8:40pm.
